What actually moves the price
Four things, in order of impact: home size (more linear feet of foundation = more product and time), pest pressure (a home backing onto woods or marsh works harder than one mid-subdivision), construction (fieldstone foundations and cedar shakes have more entry points than poured concrete and vinyl), and what's already living there (starting a plan mid-infestation means knockdown work before maintenance).
What should not move the price: the month of the year, how urgent you sound on the phone, or whether you asked for the "special" first. If a quote changes when your urgency does, you're not buying pest control, you're buying negotiation.
The pricing games to watch for
- The teaser rate. "$39/month!" — then the initial fee, the fuel surcharge, and the per-pest add-ons arrive. Ask for the all-in first-year number and compare that.
- The auto-renewal squeeze. Year one is cheap; year two renews automatically at a rate you never agreed to. Read the renewal clause before signing anything.
- The scope shrink. The cheap plan covers six pests; everything you actually call about is "additional." Ask specifically: are ants, spiders, wasps, and mice all included?
